Hospitality Investors Trust, Inc. (HIT), formerly known as American Realty Capital (ARC) Hospitality Trust, came to PDSI for assistance with a portfolio of 120 properties in need of significant improvements. Knowing PDSI’s unparalleled ability to evaluate, define, and control a project, the client commissioned our team to conduct preliminary due diligence, develop potential schedules and budgets, and, following acquisition, create a strategic plan for buying out the properties.
The depth of PDSI’s experience in property improvement, along with our familiarity with brands comprising the portfolio, gave us the insight needed to maximize investment value through efficient procurement, as well as innovative design and value engineering. Our team’s experience with a spectrum of the brands’ design standards and FF&E programs allowed us to streamline the buyout process, packaging services and products to give the client more purchasing power and savings in the range of 25–30%. The strong relationships we maintain with contractors and vendors also made it possible to secure quality work at attractive prices, often holding pricing as a steady variable during long periods of increasing demand.
Continually impressed by our ability to minimize duplication of work and maximize the effectiveness of our efforts, the client has maintained its relationship with PDSI for more than a decade. We have worked with HIT on over 50 hotels and continue to take on projects large and small for this group.
