Project Overview
After DiamondRock Hospitality acquired the Westin Washington, D.C., they immediately enlisted PDSI to guide a multi-million dollar transformation that would reposition the city center hotel in a highly competitive market. The project entailed a major 410 key guest room upgrade, a stylish new restaurant redesigned to maximize revenue and the complete transformation of an atrium lobby from a closed space into an open communal gathering spot and revenue generator– all to be achieved with minimal disruption to hotel operations. From past experience, the client knew PDSI would provide not only the steady leadership the project’s multidisciplinary team required, but also successfully interpret their financial goals into physical improvements.
PDSI’s experience, expertise and rigorous process were each essential to the success of a project comprised of multiple variables, including numerous transitions among the operations personnel over a 15-month period. As contingencies arose, PDSI remained a constant presence, providing solid support at every phase and across multiple functions, which freed the client to address big-picture, high priority issues that emerged following acquisition. At the end of the project, PDSI brought the project in under budget, which allowed the client to address additional CapEx projects that had previously been deferred.
Our commitment to the client never wavers. One of PDSI’s unique skills is our ability to fully grasp each client’s goals and to realize those goals by executing innovative solutions that maximize ROI. From a revenue point of view, smart and creative planning and execution transformed a low-revenue space into a thriving restaurant, a busy food-to-go counter and a striking lobby that guests have described as a welcoming “urban retreat.”
