Project Overview
This luxury hotel in the heart of downtown Atlanta had recently been acquired by our client, and needed to be refreshed in order to improve performance and the asset’s future salability. At the same time, the hotel had to remain open during improvements to guest rooms, as well as the entrance, lobby and lobby bar, without disrupting operations or disturbing guests.
PDSI worked with the client to identify a number of strategies to attract travelers and develop an asset that would demand higher rates. We considered ways to derive more benefit from the Ritz Carlton ballroom located in an adjacent building, and also proposed bringing a fresh look to hotel interiors. Elegant new interiors feature traditional elements consistent with the brand, and also stylish design updates that set this hotel apart from other Ritz Carlton properties.
More effective space planning and distinctive decor allowed this hotel to stay competitive and the client to realize a subsequent sale and substantial ROI. Additionally, PDSI now enjoys three long standing business relationships that were born during this project in Atlanta. The asset manager, after joining another firm, has become a loyal client – testament to our ability to earn the respect of clients and to make meaningful, enduring connections even in the context of an unusually challenging job.
