PDSI’s coast-to-coast resources proved invaluable to Apple Hospitality REIT when the investment group engaged our team to evaluate a recently purchased portfolio of hotels along the West Coast, including multiple properties in Alaska. Dispersed sites required an agile and able team; PDSI quickly deployed just such a team to assess the properties, calculate where capital spend would maximize return, and offer strategic recommendations for increasing ROI.
Decades of experience in the hospitality industry gave us the insight to pinpoint and unlock opportunities to save money, while undertaking major improvements to bring each property up to brand standards. We also identified interior and exterior elements that ultimately would not drive hotel performance and successfully negotiated with the brands to obtain waivers for those items that would not enhance asset value and profitability of ownership.
Our client planned to turn the portfolio around in the short-term. They appreciated the savvy of the PDSI team in assessing and in some cases minimizing CapEx requirements. Thanks to the creativity that PDSI brought to this initial evaluation phase, the client was inspired to also award us the job of managing the subsequent redevelopment project.
