After making the decision to develop a new flagship hotel in their Americas Division headquarters city, InterContinental Hotels Group retained PDSI to oversee the development of this $115 million investment. Beginning with standards that were almost 20 years old, a new IHG Executive Team, the uncertainties of the 9/11 aftermath, and an inexperienced developer, PDSI worked extensively with IHG to develop an updated image of the brand and a program built around keeping 423 rooms filled every night.

PDSI's services included a complete evaluation of the site, preparation of detailed property and investment criteria, formulization of an aggressive development plan, retention of the project team and an owner's representative oversight role during the construction of this new hotel.

This hotel was opened 1 month ahead of schedule and with $2.1 million (of $5.1 million) of contingency intact.
