This project included the historic conversion of the circa 1923 Carbon & Carbide building on north Michigan Avenue and the replacement of an existing 4 story building into the new Hard Rock Hotel Chicago. This complicated project included City of Chicago TIF assistance, "Class L" tax incentives, historic tax credits, National Landmark / Department of Interior entitlements, intricate restorations of severely damaged terracotta facades and the complete replacement of all interior spaces and systems of this 450,000 SF building in the heart of the Chicago business district.

PDSI's initial focus was to reestablish a goal focused leadership structure and to salvage or redefine the original investment criteria. PDSI had to reestablish the validity of the project's design, formulate a new development program, modify the project team structure and members, and instill a new sense of priority in achieving the investment goals.

PDSI delivered this improved project 2 months ahead of schedule and with $2.7 million (out of $5.0 million) remaining in contingency.
