This ground up, mixed use development project includes hotel, golf, condominium, single family residential, timeshare, and light commercial spread over 2,400 acres of undeveloped land in unincorporated Bexar County, Texas. In addition to the development of the hotel, this complicated project includes infrastructure improvements comprising of potable water well fields, sanitary sewer systems, roadways / tunnels / bridges and the distribution of utilities throughout this rural site.

PDSI's responsibilities include the development and coordination of all aspects of this project (except legal, financing and operations / management) as well as the design of the hotel, golf and infrastructure projects. These duties include land planning, highest and best use analysis, site master planning, land use programming, entitlement research and permitting, project baseline determination (budget, scope and schedule), resource availability study, as well as the selection, production and leadership of the entire project team.

This project broke ground in August 2007 and is expected to open in the Fall of 2009.
